What is covered under Guaranteed First Rent policy?
Our Guaranteed First Rent policy covers the first month’s payment if the payment was made using an online payment method via our payment service provider upon booking. The money is stored in a non-interest bearing escrow account and will be released to the Provider three days after the contractually agreed date of arrival, provided the Accommodation is as advertised in the Accommodation profile and a stay for the Customer is reasonable. This policy neither applies to subsequent rents, additional fees or deposits nor late-payment interest or similar costs. Payments made via other methods such as direct payments are not covered. This provision only applies if and to the extent that payments are made via the payment service provider connected by Homelike. There are no further obligations for Homelike. Also not covered are refunds or subsequent (re-)claims due to disputes arising from the contract or because the contract is legally invalid/appealable or in cases where the Customer exercises their statutory right of withdrawal.
In the event of an ordinary cancellation, we will accord to the Provider’s cancellation policy and Homelike’s Terms & Conditions (T&C), which may entitle the Customer to a partial or full refund of the first month’s payment. In this case, Homelike does not cover the Provider’s first month’s payment under the Guaranteed First Rent policy. If a Customer initiates a cancellation that is outside the Provider’s cancellation policy (extraordinary cancellation), Homelike releases the money to the Provider if payment was made via the payment service provider and the money is still available in the payment provider's system.
If a Customer initiates a chargeback for the payment via their credit card provider and wins the dispute, the first rent may still be refunded to them. Homelike does not assume any liability with regard to the payment of the first rent in case of chargebacks as a result of credit card disputes.

What is covered under Damage Protection?***
- Property damage to movable and immovable fixtures and fittings caused by fire, storm, water, and burglary**** up to 10x monthly rents (unless intentionally caused by tenants).
- Lost rent income due to damages from these same causes is covered up to 3x monthly rents.

The damage protection is only available to apartments located in Austria, Belgium, France, Germany, Ireland, and Spain.
***A €250 deductible is applicable toward the cost of the claim.
