As a landlord, you have the possibility to choose between different cancellation and termination policies for your listings. Tenants will be able to see the selected policy in the apartment details or in the booking details.
At Homelike, the current possible cancellation policies are the following (cancellation before the move-in date):
- Flexible: Full refund for cancellations up to 2 days before the move-in date. Later cancellations have to pay 50% of the first month's rent.
- Moderate: 50% refund for cancellations up to 2 days before the move-in date. Later cancellations have to pay 100% of the first month's rent. Cancellations up to 30 days before the move-in date get a 100% refund of the first month's rent.
- Strict: No refunds permitted for the first-month rent. Cancellations at any time before the move-in date need to pay the first-month rent.
- Non-refundable total: No refunds permitted for the total rent. Cancellations at any time before the move-in date need to pay the total rent.
Note: We are rolling out our new cancellation policies over the next few months, with the UK market being the first to see the new cancellation policies come into effect on 1 Dec. Other markets will follow in 2021.
- 48 hours: Full refund for cancellations up to 48 hours before the move-in date. Later cancellations have to pay 100% of the first month's rent.
- 14 days: Full refund for cancellations up to 14 days before the move-in date. Later cancellations have to pay 100% of the first month's rent
- 30 days:Full refund for cancellations up to 30 days before the move-in date. Later cancellations have to pay 100% of the first month's rent.
- No refund first month: Non-refundable first month’s rent if cancelled.
For example: If the 48 hours policy is selected and the move-in date is 4 Dec 2021, you have until 23:59 on 1 Dec 2021 to cancel free of charge as move-in date is 00:00 4 Dec 2021. This is applicable to all UK cancellation policies.
At Homelike, the current possible termination policies are the following, (termination after the tenant has moved in):
- 14 days termination notice period
- 1 month termination notice period
- 2 months termination notice period
- No termination possible
