How to work with Rate plans on Homelike?

Rate plans are an essential feature for suppliers on the Homelike platform. They allow you to set different pricing and conditions for your properties to cater to various market segments. This flexibility helps attract different types of tenants based on their preferences and needs. It allows you to combine for example shortstay with longstay in an easy and convenient way.

You can create different types of rate plans, depending on your needs:

• Derived rates: Fixed fee: Takes the default rates that you’ve provided for the property and adjusts them with a fixed fee. This can be a positive or negative value.
• Derived rates: Percentage: Takes the default rates that you’ve provided for the property and adjusts them with a percentage. This can be a positive or negative value.
• Manual rates: Rates are manually set, allowing you to choose the prices you want to offer for each property. The final price is determined at the property level, with a base price and price overrides. This option is available for properties with pricing type set as nightly or daily.

For which bookings is my rate plan price applicable?

For a rate plan to apply, all conditions must be met:

• The length of stay (LOS) should be equal to or between the minimum and maximum rental time specified by the rate plan.
• The start date of the request should fall within the window of the rate plan policy.
• If the initial request was made with rate plan pricing, the rate plan price will be used for any further extensions.

How to Create and Manage Rate plans on Homelike

Creating Rate plans

1. Access the Supplier Dashboard and navigate to the "Rate plans" section.
2. Create a New Rate plan:
   • Click on "Create Rate plan".
   • Define the rate plan's name, type, and policies you want to apply.
     • You can add policies such as cancellation terms, minimum and maximum length of stay (LOS), and guest surcharges.
   • Set the base rate and any additional fees or surcharges.
3. Save the Rate plan

Linking Rate Plans to a Property

1. During the property creation, navigate to the “Pricing” section.
2. Assign Rate plans:
   • Use the dropdown to assign a rate plan to the property. (you can assign a maximum of 1 rate plan to each property)
3. Confirm Assignment: Confirm the assignment of the rate plan to the property.

Editing and Deleting Rate plans

1. Edit a Rate plan:
   • Navigate to the rate plan you want to edit.
   • Modify the necessary details and save changes.
   • Note that changes will apply to all associated properties.
2. Delete a Rate plan:
   • Select the rate plan to delete.
   • Confirm the deletion, understanding that all associated properties will revert to default rates if no other rate plan is selected.

Connectivity with Channel Managers

Rate plans on Homelike are designed to integrate seamlessly with channel managers, allowing for efficient distribution across multiple platforms. We keep adding new channel managers to the rate plans. If your channel manager isn’t mentioned below, then connectivity with rate plans isn’t possible.

Siteminder

1. Create a Rate plan on Homelike with the following settings:
   1. Applicable period: always
   2. Rate plan type: manual
2. Link the Rate plan to the property of your choice
3. Once the Rate plan is linked to the property, your rate plan will show up in Siteminder to be connected.
4. Connect your rates in Siteminder to the Homelike Rate plan, and your rates will be synced
5. The Rates will be visible in your property as a base rate + overrides, where the overrides are all prices which have a different price than the base rate
