DAC7, the EU Council Directive 2021/514, introduces new requirements for online platforms like Homelike to gather and share taxpayer information about hosts earning income through the platform. It is essential to familiarize yourself with the key aspects of DAC7 to ensure compliance and prevent disruptions to your hosting activities on Homelike.
Who Does DAC7 Apply to?
DAC7 applies to any user on the Homelike platform who earns income from renting accommodations, providing experiences, within the EU Member States, or if the user is a resident of an EU Member State.
Data Sharing Requirements
Your data will be shared with relevant EU countries if you:
- Have a listing for a property within the 27 EU Member States.
- Are a resident in an EU Member State.
Furthermore, if you possess a tax identification number (TIN) in a country different from your primary residency, this information might also be shared with the tax authority of that specific country.
Reporting Frequency
DAC7 reporting is an annual obligation, taking place every January for the previous year's income and information. Starting from January 1, 2023, your details concerning the calendar year 2023 will be shared in January 2024.
Information Required for Sharing
Under DAC7, Homelike is obligated to report various taxpayer details to the tax authorities, which include but are not limited to:
- Personal Information (Individuals and Businesses)
- Names
- Addresses
- VAT Identification Numbers (if applicable)
- Dates of Birth
- Financial Account Identifiers
- Country of Residence
- Tax Identification Numbers (TINs)
- Specific Listing Information
- Listing Addresses
- Land Registration Numbers
- Number of Days Rented*
*Days are defined by the number of nights in the stay.
Impact of DAC7 on Suppliers
Effective from January 1, 2023, failure to provide the required information for tax reporting might lead to:
- Frozen payouts from Homelike.
- Possible blocking of host calendars.
Once the necessary taxpayer information is provided, your payments will be unfrozen, and you can resume accepting bookings on the Homelike platform.
Providing Your Information
Homelike will communicate through notifications, emails, and messages requesting you to complete the following steps:
1. Review and Confirm Hosting Details Information:
- Verify and update your personal or business information, if needed.
- Ensure your information is accurate and up to date.
2. Provide Tax Identification Numbers (TINs):
- EU residents need to provide their residency TIN.
- For listings in the EU, TINs for each respective country with a listing need to be provided.
- If you host independently and lack a TIN for any listing country, you can provide your city of birth.
Adhering to these steps will ensure compliance with DAC7 requirements and prevent interruptions to your hosting experience on Homelike. If you have any questions or require assistance, feel free to reach out to Homelike's support team for guidance and clarification.
